The existing house is located 21 feet from the front <br /> property line. The new proposed home is 35.4 feet from the front property line bringing the <br /> overall home closer to conformance. Due to the topography and the grade drop off in the rear <br /> of the home creates a limited buildable space. <br /> The required side yard setback is 50 feet. The lot is 93 feet in width at the road and 73 feet for <br /> the defined width at the 100 foot front yard setback. This creates an overlapping side yard <br /> setback and eliminates a buildable envelope for a home on the property. The existing home <br /> had a 22 feet setback to the east and 35 feet setback to the west. The proposed home was <br /> design to create as large of a setback as possible due to the narrow home design.
