(reserved for recording) <br />DECLARATION OF RESTRICTIVE COVENANT <br />THIS DECLARATION OF RESTRICTIVE COVENANTS (the "Declaration"), is <br />made this/() day of j r , 2020, by the undersigned parties, representing all <br />of the owners in fee of the land hereinafter described, lying in Hennepin County, Minnesota. <br />WHEREAS, DBG, LLC, a Minnesota limited liability company, is the fee owner of real <br />property located at 4220 Chippewa Lane, Orono, Minnesota; and <br />WHEREAS, Charles Brookins Jr. and Amy Brookins, as joint tenants ("Brookins"), <br />hold a Contract Vendor's interest in the real property located at 4220 Chippewa Lane, Orono, <br />Minnesota, pursuant to the Contract for Deed dated May 10, 2019 and filed for record with the <br />Hennepin County Recorder on May 13, 2019 as Document No. Al 0658453; and <br />WHEREAS, the real property located at 4220 Chippewa Lane, Orono, Minnesota, is <br />legally described as: Lot 1, Block 1, Chippewa Second Addition, Hennepin County, Minnesota <br />("Subject Property"); and <br />WHEREAS, Brookins have applied to the City of Orono for Permit No. 20-000045 to <br />install a half bathroom including a sink and toilet in an accessory building; and <br />WHEREAS, the undersigned parties desire to impose upon and subject said land to <br />certain covenants, conditions, restrictions and reservations for the benefit of said land and its <br />present and future owners; <br />NOW, THEREFORE, the undersigned parties hereby declare, impose upon, create and <br />establish the following covenants, conditions and restrictions upon the Subject Property: <br />A. PROHIBITION ON USES. <br />I .
