�O�p CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> �� �� NO. 7 1 l 7 <br /> G <br /> `�4ESHO�� <br /> A RESOLUTION <br /> APPROVING THE GENERAL CONCEPT PLAN AND <br /> GRANTING PRELIMINARY PLAT APPROVAL AND <br /> CONDITIONAL COMPREHENSIVE PLAN AMENDMENT APPROVAL, <br /> AND ZONING CHANGE APPROVAL FOR <br /> PROPERTY LOCATED AT THE NORTHWEST CORNER <br /> OF WILLOW DRIVE AND WAYZATA BLVD WEST, <br /> PID#33-118-23-11-0060 <br /> FILE NO.LA21-000014 <br /> WHEREAS, David Weekley Homes, (hereinafter the "Developer")has an interest in un <br /> addressed property located at the NW corner of Willow Drive and Wayzata Blvd West within the City of <br /> Orono(hereinafter the "City")and legally described as follows: . <br /> Outlot A,Stonebay Addition) (hereinafter the "Property"); and <br /> WHEREAS, the Developer has requested General Concept Plan and Preliminary Plat <br /> Approval for development of this approximately 3.69-acre Property. Proposed is a rezoning from RR-1B, <br /> One Family Rural Residential District to RPUD Residential Planned Unit Development District for <br /> construction of 37 attached family homes in 9 structures;and <br /> WHEREAS, the Developer has concurrently requested an amendment of the 2018-2040 <br /> Orono Community Management Plan ("CMP") to allow said development at a density of approximately <br /> 10 dwelling units per acre, rather than the 20-25 units per acre for which the Property is guided in the <br /> CMP;and <br /> WHEREAS, on January 20, 2021 the Developer filed a formal application with the City <br /> for Comprehensive Plan amendment, rezoning, and concept plan & preliminary plat approval for a 37-lot <br /> residential subdivision of the Property; and <br /> WHEREAS,after due published and mailed notice in accordance with Minnesota Statutes <br /> 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, the Orono Planning Commission <br /> held a public hearing for the application and reviewed it on February 16, 2021, at which time all persons <br /> desiring to be heard concerning this application were given the opportunity to speak thereon;and <br /> WHEREAS, the Planning Commission on February 16, 2016 recommended on a vote of <br /> 7-1 that the Council grant the proposed Comprehensive Plan Amendment; the rezoning to RPUD <br /> Residential Planned Unit Development District; and grant general concept plan and preliminary plat <br /> approval subject to a number of conditions and recommendations;and <br /> WHEREAS,the Orono City Council was given the opportunity to review sketch plans for <br /> the Property in regular meeting in October 20120 and has reviewed the formal application at it regular <br /> 1 <br />
