STAFF: JEREMY BARNHART <br /> Aziz Saddiqui,representing David Weekley Homes,Applicants,was present. <br /> Staff presented a summary of packet information. <br /> Chair Ressler asked what the setbacks are of the proposed sketch plan. <br /> Mr. Barnhart said the setback off Willow is 13.7 feet,another is 14 feet,and one corner of Kelley <br /> Parkway is 13.7 feet. <br /> Kirchner asked what the requirement would be for Willow Drive. <br /> Mr.Barnhart said on all streets,Kelley, Willow and Wayzata,the minimum required setback is 50 feet. <br /> Gettman noted the one across the street is 36 feet. <br /> Mr. Barnhart said that is correct. <br /> Chair Ressler asked if City code calls for 50 feet. <br /> Mr.Barnhart answered in the affirmative. <br /> Kirchner noted Building 33-36 is an example of an 11.5 foot distance from building-to-building, 30-32 <br /> and 33-36, and asked if that is acceptable. <br /> Mr. Barnhart replied the only other higher density detached building project in recent memory is the <br /> Orono Preserve across the street. The Council landed on a 15 foot separation between buildings, and <br /> some of the lots have a 7.5 foot setback and a 7.5 foot setback; on other lots it's a 5 foot setback and a 10 <br /> foot setback. Mr. Barnhart suggested something more understandable. <br /> Kirchner noted 10%of the gross lot area is for recreation and asked if the outlot as proposed meets that <br /> 10%. <br /> Barnhart said based on the actual number calculations,the outlot is a darker green and that portion meets <br /> the requirements. However,he pointed out onscreen that it does include the front yard area and the open <br /> space. <br /> Libby said there are 3.69 acres on the site and it's guided for between 20-25 units per acre, and asked <br /> aren't they slightly compact and under what they'd actually be able to build as far as density and units. <br /> Barnhart said they're about half,and the reason they're considering it is because the City Council <br /> suggested a lower density. <br /> Aziz Saddiqui, 12900 Whitewater, Suite 180,Minnetonka, is responsible for entitlements and <br /> development for David Weekley Homes, and said they're very excited to bring their second development <br /> into the City. He said they feel they've been very successful in the Preserves and are also looking <br /> forward to this development.
