Concept / Sketch Plan Review October 5, 2020 <br />ORONO CROSSSINGS Page 5 of 5 <br /> <br /> <br />Wetlands <br /> <br />None assumed to be on the development site. <br /> <br />Tree Preservation/Replacement <br /> <br />Site does not contain any significant trees to remove. <br /> <br />Landscaping and Amenities <br /> <br />The project proposes a significant landscape plan including decorative fencing along ¾ of the <br />development perimeter. Trees are proposed to buffer key locations within the site and generally <br />throughout the site. Development monument signage is proposed at the northeast development corner at <br />the intersection of Willow Drive and Kelly Parkway. <br /> <br />The proposed development will have a central common space area, in which, the applicant is proposing a <br />private play area with benches that will be available to development residents. <br /> <br />TIMING/PHASING <br /> <br />The Applicant will likely develop the project in one phase. If the City reviews and approves the <br />requested concept / sketch plan request, it is the Applicant’s desire to proceed with an application for <br />Preliminary PUD and start the formal City review process with hope of obtaining approval in time to <br />begin construction of the project in Spring/Summer 2021. <br /> <br />CONCLUSION <br /> <br />The applicant respectfully concludes that the conceptual development offers a residential land use that is <br />consistent with City’s goals and objectives for this area. The multi-family attached townhome <br />subdivision will provide a unique housing option for the City of Orono. <br /> <br /> <br />
