They <br />are proposing to construct a new garage addition to the home with porch above. The new <br />addition will be within the street yard and the average lakeshore setback. The applicant is also <br />widening the driveway to accommodate the new garage and requesting new hardcover within <br />the 75’ lakeyard setback for the new driveway space. <br /> <br />Practical Difficulties Analysis (For Variance Applications Only) <br />Applicant Submittal Information: The applicant has identified that there are other properties in <br />the neighborhood with very close garages to the road as a practical difficulty supporting the <br />requested variance. Additionally, they have provided supporting documentation regarding <br />Practical Difficulties attached as Exhibit B, and should be asked for additional testimony <br />regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds the project <br />does not meet practical difficulty standards. The owner currently has reasonable use for the <br />property with an existing single family home built in 2009. Variances would allow for an addition and a new <br />driveway. <br />Staff Recommendation: Planning Department Staff recommends denial. The applicant has not <br />met standards for practical difficulty.
