The applicant, representing the property owner, is requesting lot <br />area and lot width variances to develop the Lot of Record with a single family home which meets <br />all zoning requirements. <br /> <br /> <br />Practical Difficulties Analysis Applicant <br />Submittal Information: The applicant has <br />identified the property’s Record Lot status; the <br />substandard area and width as well as the <br />inability to purchase additional land; and the <br />roadway easements impacting the property size <br />as practical difficulties supporting the requested <br />variances. Additionally, they have provided <br />supporting documentation regarding Practical <br />Difficulties attached as Exhibit B, and should be <br />asked for additional testimony regarding the <br />application. <br /> <br />Planning Staff Practical Difficulty Analysis: <br />Regarding practical difficulty, Staff finds there is <br />practical difficulty in the property’s existing area <br />and width impacting its inability to conform to <br />the current zoning requirements for lot area and <br />width. <br />Application Summary: The applicant is requesting lot area and lot width variances in order to <br />develop a property with substandard area and width. All setbacks and requirements will be <br />met. <br />Staff Recommendation: Planning Department Staff recommends approval.
