Statement of the proposed use of lots stating type of residential buildings with number of proposed 763 <br />dwelling units and type of business or industry, so as to reveal the effect of the development on traffic, 764 <br />fire hazards and congestions of population; or 765 <br />c. Where the subdivider is the owner or intends to attempt to acquire the property adjacent to that 766 <br />property which is being proposed for the subdivision, the planning commission may require that the 767 <br />subdivider submit a sketch plan of the remainder of the property so as to show the possible relationships 768 <br />between the proposed subdivision and any future subdivision; in any event, all subdivisions shall be 769 <br />shown to relate well with existing or potential adjacent subdivisions; 770 <br />(10) Payment of the preliminary plat review fee; and 771 <br />(11) Written and dated certification by the zoning administrator confirming that the subdivision has 772 <br />been completed in compliance with chapter 78 and this chapter. Certification does not mean all 773 <br />information submitted is correct, just that apparently all issues identified in the subdivision have been 774 <br />addressed by the subdivider. 775 <br />(bd) Application deadlines. The subdivider shall file a complete preliminary subdivision plat application 776 <br />with the zoning administrator City Administrator or designee at the deadline established by the city 777 <br />annually. 778 <br />Sec. 82-113. - Staff and agency review of the preliminary subdivisionplat. 779 <br />(a) General coordination. On behalf of the city, the zoning administrator City Administrator or designee 780 <br />shall coordinate the review of preliminary subdivisionplats by all appropriate city staff persons and 781 <br />governmental agencies. The subdivider is responsible for filing all applications and obtaining all 782 <br />appropriate approvals from other agencies and to keep the zoning administrator City Administrator or 783 <br />designee fully informed of the status of the review by the appropriate agency. The subdivider shall 784 <br />submit to the city copies of all applications filed with other governmental agencies. 785 <br />(b) Referral to planning commission. Upon receipt of a complete preliminary subdivisionplat application, 786 <br />the zoning administrator City Administrator or designee shall place the application on the agenda of 787 <br />the regularly scheduled planning commission meeting for which the public hearing has been 788 <br />scheduled. The planning commission shall then begin reviewing the proposal. 789 <br />(c) Public hearing meeting notice. Notice of the hearing shall be consistent with public hearing 790 <br />requirements in the zoning ordinance, section 78-48. 791 <br /> (d) Referral to city staff. The zoning administrator shall refer the application to all appropriate city staff 792 <br />personnel for review and comment. Where appropriate, review and recommendations shall be made 793 <br />by the public service director, chief of police, fire chief, building official, on-site septic manager or 794 <br />other city personnel. 795 <br />(e) Referral to park commission. Where the proposed plat includes provisions for the dedication of land 796 <br />for public park purposes, trails or jointly used recreational facilities, the zoning administrator City 797 <br />Administrator or designee shall refer the application to the park commission, which shall review the 798 <br />proposal and provide recommendations to the planning commissionCity Council. 799 <br /> (f) Referral to other agencies. The zoning administrator shall contact other government agencies or 800 <br />jurisdictions as may be appropriate to seek staff assistance, information and comments.
