The reason for the request is due to the large area of sensitive wetlands that <br />surround the site. The property is 39.4 acres with approximately 20 acres of wetlands. The current site is <br />challenging with steep slopes and wetlands throughout the property. Having access to facilities would also <br />allow us to be more flexible with home placement to try and retain as much of the rural environment that exists <br />today. The existing facilities that feed the neighboring developments are within feet this property, so <br />connecting into to those facilities makes sense both environmentally and economically. Lastly, we are not <br />requesting more density than allowed by the current RR-1B zoning. <br /> <br /> <br />
