Additionally requested is a hardcover variance to permit 26.9% hardcover where 25% is <br />permitted. The lakeshore property does not have direct frontage on North Shore Drive, nor does it have the <br />ability to park offsite due to the landlocked configuration. It is situated between two marinas. <br /> <br /> <br /> <br /> <br /> <br /> <br />N  <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicants have outlined the following practical difficulties with the <br />property supporting the variances: the narrow, 7½’ driveway access point situated on the easternmost side of <br />the property; the lot configuration without street frontage; and the small size of the lot. Additionally, they <br />have provided supporting documentation regarding Practical Difficulties attached as Exhibit B, and should be <br />asked for additional testimony regarding the application. <br /> <br />Application Summary: The applicants are requesting lot width, lot area, and hardcover variances in <br />order to redevelop the property. <br />Staff Recommendation: Staff recommends approval of the variances.
