<br />Lot means a tract, plot or portion of a subdivision or other parcel of land intended as a unit for the 82
<br />purpose, whether immediate or future, of transfer of ownership or for building development. Every 83
<br />platted lot shall be a Buildable Lot or an outlot. 84
<br />Lot area means the area of a lot in a horizontal plane bounded by the lot lines, but not including 85
<br />any area occupied by the waters of a duly recorded lake or river or wetland or area which has been 86
<br />dedicated as public right-of-way. 87
<br />Lot, back, means a lot typically separated from a public or private road by another lot and which 88
<br />gains access to the public or private road via a narrow corridor. Such a separated lot is considered to be a 89
<br />back lot when the corridor is platted as an outlot. A separated lot is considered to be a flag lot when the 90
<br />corridor is platted as part of the lot. When the corridor is merely an easement over another lot, the 91
<br />separated lot is considered to be an easement back lot. 92
<br />Lot, buildable, means a lot or combination of lots or outlots which meet all of the requirements of 93
<br />chapter 78 and this chapter for the intended purpose. 94
<br />Lot, corner, means a lot situated at the junction of, and abutting on, two or more intersecting 95
<br />streets, or a lot at the point of deflection in alignment of a continuous street, the interior angle of which 96
<br />does not exceed 135 degrees 97
<br />Lot, front, means a lot abutting a public or private road across which an outlot has been platted for 98
<br />access to a back lot. 99
<br />Lot, outlot, means a lot depicted on a final plat which intended for open space preservation, access, 100
<br />future development or other use. . 101
<br />Lot width means the horizontal distance between side lot lines measured at the following locations: 102
<br />(1) For lots which do not abut a lake or tributary, at the rear of the required front yard, measured 103
<br />parallel to the front lot line. 104
<br />(2) For lots which abut a lake or tributary, at the shoreline measured in a straight line between the 105
<br />points at which the side lot lines intersect the OHWL, and at the required structure setback from 106
<br />the OHWL, measured in a straight line between the points of intersection of the side lot lines with 107
<br />the structure setback line. 108
<br />Natural feature means any naturally occurring physical phenomenon, including lakes, streams, 109
<br />flowage areas, marshland, wetlands, floodplains, slopes, unusual soil pockets, and rock outcroppings. 110
<br />Nonresidential subdivision means a subdivision for which the intended use is other than residential, 111
<br />such as commercial or industrial. 112
<br />Official controls and controls mean all provisions of this Code, ordinances and regulations which 113
<br />control the physical development of a city, county or town or any part or any detail, and implement the 114
<br />general objectives of the comprehensive plan. Official controls may include ordinances establishing 115
<br />zoning and subdivision controls, site plan regulations, sanitary codes, building codes and official maps. 116

<br />Official map means a map adopted in accordance with Minn. Stat. § 462.359 which may show 118
<br />existing and proposed future streets, roads and highways of the city and county; the area needed for 119
<br />widening of existing streets, roads and highways of the city and county; and existing and future county 120
<br />State aid highways and State trunk highway rights-of-way. An official map may also show the location of 121
<br />existing and future public land and facilities within the city. In counties in the metropolitan area as 122
<br />defined in Minn. Stat. § 473.121, official maps may for a period of up to five years designate the 123
