A one-story addition to the footprint of an existing, nonconforming structure that is <br /> less than 250 square feet in area. <br /> Does the Commission want to exclude expansions into certain areas? E.g. Lake Yard, <br /> Average Lake Shore setback. Does it want to modify or add other expansions e.g. <br /> relocation of hardcover? <br /> What criteria should staff consider when evaluating a minor amendment? The City of Mound <br /> uses the following: <br /> (1)the proposed expansion is a reasonable use of the property considering: <br /> i.function and aesthetics of the expansion. <br /> ii. absence of adverse off-site impacts such as from traffic, noise, odors <br /> and dust. <br /> iii. adequacy of off-street parking. <br /> (2)exceptional or extraordinary circumstances justifying the expansion are <br /> unique to the property and result from lot size or shape,topography, or other <br /> circumstances over which the owners of the property since enactment of this <br /> chapter have had no control. <br /> (3)the exceptional or extraordinary circumstances do not result from the <br /> actions of the applicant. <br /> (4)the expansion would not adversely affect or alter the essential character of <br /> the neighborhood. <br /> (5)the expansion requested is the minimum needed [to grant relief]. <br /> Public Comments <br /> To date, no public comments have been received. <br /> Planning Staff Recommendation <br /> The Planning Commission is asked to discuss the acceptable projects, and criteria. <br /> List of Exhibits <br /> Exhibit A.
