Proposed Lot 1 contai s 2.01 dry buildable acres; and proposed Lot 2 contains 4.37 dry <br /> buildable acres. <br /> 6. Lot 1 is proposed to h ve 213 feet of frontage along the Old Crystal Bay Road; and Lot 2 <br /> will have 783.28 feet of frontage along Old Crystal Bay Road. Each proposed lot <br /> contains a building site which meets the RR-1 B setback requirements of 50' front and <br /> rear and 30' sides. <br /> 7. The proposed lots will; be served by individual on-site sewage treatment systems and <br /> private wells. Each lot has been tested and shown to have primary and alternate <br /> conforming septic system drainfield sites. <br /> 8. Three delineated wetlands exist on the Property. One wetland straddles the lot line <br /> between Lot 1 and the neighboring property to the north, another straddles the lot line of <br /> lot 2 and the neighboring property to the east. The third is located in the southern third <br /> of Lot 2. All wetlands ill be subject to the standard wetland preservation requirements <br /> including granting of Vy tland Flowage and Conservation Easements. <br /> 9. The Planning and Pa Commissions recommended the Developer grant a 10-foot <br /> easement along Old C stal Bay Road for future trail purposes. A trail easement will be <br /> granted as part of the Subdivision along the westerly 10 feet of the Property for potential <br /> future City trail construction. <br /> 10. Both proposed lots will contain suitable area meeting all established setback <br /> requirements to allow the construction of single family residences. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above, the CiCouncil of the City of Orono hereby grants Preliminary Plat <br /> Approval for a 2-lot plat per he Preliminary Plat survey/drawing by Gronberg & Associates <br /> dated 6/23/15 and attached he eto as Exhibit A, subject to the following conditions: <br /> 1) The Preliminary Plat appy val granted by this Resolution shall expire one year from the <br /> approval date (July 13, 2016). <br /> 2) Approval i subject to Minnehaha Creek Watershed District (MCWD) approval and permits <br /> as requir d. Final plat approval shall not be granted until the Developer has provided <br /> evidence at all required MCWD permits have been obtained. <br /> 3) Development Fees. <br /> Page 2 of 5 <br />
