Variances would allow for an addition and a new <br /> driveway. <br /> Staff Recommendation: Planning Department Staff recommends denial. The applicant has not <br /> met standards for practical difficulty. <br /> Background <br /> The applicant is looking to convert to existing garage into more living space for the home. They <br /> are proposing to construct a new garage addition to the home with porch above. The new <br /> addition will be within the street yard and the average lakeshore setback. The applicant is also <br /> widening the driveway to accommodate the new garage and requesting new hardcover within <br /> the 75' lakeyard setback for the new driveway space. <br /> Practical Difficulties Analysis (For Variance Applications Only) <br /> Applicant Submittal Information:The applicant has identified that there are other properties in <br /> the neighborhood with very close garages to the road as a practical difficulty supporting the <br /> requested variance. Additionally,they have provided supporting documentation regarding <br /> Practical Difficulties attached as Exhibit B, and should be asked for additional testimony <br /> regarding the application. <br /> Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds the project <br /> does not meet practical difficulty standards.The owner currently has reasonable use for the <br /> property with an existing single family home built in 2009.
