WHEREAS, DBG, LLC, a Minnesota limited liability company, is the fee owner of real property located at 4220 Chippewa Lane, Orono, Minnesota; and WHEREAS, Charles Brookins Jr. and Amy Brookins, as joint tenants ("Brookins"), hold a Contract Vendor's interest in the real property located at 4220 Chippewa Lane, Orono, Minnesota, pursuant to the Contract for Deed dated May 10, 2019 and filed for record with the Hennepin County Recorder on May 13, 2019 as Document No. A10658453; and WHEREAS, the real property located at 4220 Chippewa Lane, Orono, Minnesota, is legally described as: Lot 1, Block 1, Chippewa Second Addition, Hennepin County, Minnesota ("Subject Property"); and WHEREAS, Brookins have applied to the City of Orono for Permit No. 20-000045 to install a half bathroom including a sink and toilet in an accessory building; and WHEREAS, the undersigned parties desire to impose upon and subject said land to certain covenants, conditions, restrictions and reservations for the benefit of said land and its present and future owners; NOW, THEREFORE, the undersigned parties hereby declare, impose upon, create and establish the following covenants, conditions and restrictions upon the Subject Property: A. PROHIBITION ON USES. 1.
