Kokfl°110 <br /> CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> A kEsxo�tiG~� NO. 7085 <br /> A RESOLUTION GRANTING <br /> RPUD MASTER DEVELOPMENT PLAN APPROVAL <br /> FOR ORONO APARTMENTS <br /> PLANNED UNIT DEVELOPMENT NO. 17 <br /> FILE#20-000001 <br /> WHEREAS, the City of Orono (hereinafter the "City") is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono (hereinafter "City Council") has <br /> adopted land development regulations for the orderly, economic and safe development of land within the <br /> City; and <br /> WHEREAS, Orono Apartments LLC is the owner (hereinafter the "Owner") of the <br /> property at 2745 Kelley Parkway, legally described at Lot 1,Block 2,City of Orono Addition(hereinafter <br /> the"Property"); and <br /> WHEREAS,the City Council has considered the application by the Owner for rezoning <br /> of the Property to RPUD- Residential Planned Unit Development; and <br /> WHEREAS, on May 14, 2018 the City Council adopted Resolution No. 6869 granting <br /> General Concept Plan Approval for the proposed development,which includes the following elements: <br /> 1. Conditional Rezoning of the Property from RR-1B Single Family Rural Residential <br /> District to RPUD Residential Planned Unit Development District; <br /> 2. Conditional approval of a land use amendment changing the prescribed density from <br /> commercial to High Density Residential <br /> WHEREAS,on June 27, 2019, the Metropolitan Council approved the Land Use change <br /> to High Density residential, and <br /> WHEREAS, on January 2, 2020, the Developer filed a formal application for Master <br /> Development Plan Approval for a 56 unit apartment building, <br /> WHEREAS, City Staff and consultants have reviewed the final plans and hereby approve <br /> each and identify them as part of the official record for PUD 17. <br /> WHEREAS, the Developer has completed or has agreed to complete all other <br /> requirements of the Zoning Code and related Ordinances of the City including: <br /> Page 1 <br />
