Planning Commission Recommendation <br />A public hearing was held on April 20, 2015; there was no one present from the public to speak about the <br />request. The Planning Commission voted 5 to 0 to approve the hardcover variance conditioned upon: <br />1. Applicant shall provide a revised hardcover calculation and survey showing total site hardcover <br />conforming at or below 25% for final inspections and for issuance of the final certificate of occupancy <br />for the new home; <br />2. An administrative zoning permit will be required prior to commencement of the proposed work within <br />the 75’ setback; <br />3. Applicant shall comply with permitting requirements of the MCWD. <br /> <br />Planning Staff Recommendation <br />Planning staff recommends approval of the hardcover variance allowing the reconfigured retaining walls in <br />conjunction with compliance with the planning commission’s conditions.
