The lot line rearrangement will not result in the creation of a <br />new buildable lot or any new nonconformity for either property. A majority of the property being <br />transferred is wetland, with a small portion south of Ferndale Road constituting Lake <br />Minnetonka shoreline. For more information, see the PC memo and draft minutes. <br /> <br />Planning Commission Recommendation <br />On April 20, 2015 the Planning Commission voted 5 to 0 to recommend approval. The public <br />hearing was held and there were no public comments. <br /> <br />Staff Recommendation <br />Staff recommends approval of the lot line rearrangement. The property owner will be required <br />to provide new legal descriptions for each property and will be required to file new deeds based <br />on the new legal descriptions.
