The plans show removing an existing home and detached garage and the construction of a new attached garage dwelling. We have the following comments with regards to engineering matters: • The grading plan shows minor grading within the 75 foot setback limit to restore areas located within the footprint of the existing home. The grading plan minimizes the amount of grading within the setback while keeping proposed slopes consistent and blending into the existing terrain. • Existing contours should be shown 50 feet south of the south lot line. • Removal of the existing driveways and roadside garage should be clearly indicated on the plans. The removal of these items along with minor grading should provide for acceptable drainage to the north. • The proposed driveway should be constructed to allow runoff from the south to flow over the driveway to the north.
