§ 10 . 20 <br /> H. Antenna. Area, Height, Lot Width and Yard Requirements . <br /> A. Height. No structure or building shall exceed <br /> 2-1/2 stories or thirty feet in height except as provided in <br /> Section 10 .75 . <br /> B. Lots. The following minimum requirements shall <br /> be observed: <br /> Side Yard <br /> Lot Lot Front Side Rear Adjacent to <br /> Area Width Yard Yard Yard Street <br /> 1 acre 140 feet 35 feet 10 feet 30 feet 35 feet <br /> SEC. 10.21. R-1B ONE FAMILY RESIDENTIAL DISTRICT. <br /> Subd. 1. Purpose. The "R-1B" One Family Residential <br /> District is intended to provide a district which will allow denser <br /> residential development. Planned Residential Developments may be <br /> allowed by conditional use permits. The district shall have <br /> immediate access to highways and public sanitary sewer . <br /> Subd. 2. Permitted Uses. Within the "R-1B" One Family <br /> Residential District, no land or structures shall be used except <br /> for one or more of the following uses: <br /> A. Any permitted use as regulated in the "R-1A" <br /> District. <br /> Subd. 3. Conditional Uses. Within any "R-1B" One Family <br /> Residential District, no structure or land shall be used for the <br /> following uses except by conditional use permit: <br /> A. Any conditional use as regulated in the "R-1A" <br /> District except that a Planned Residential Development shall not be <br /> limited to detached single family dwellings only. <br /> Subd. 4. Accessory Uses. Within any "R-1B" One Family <br /> Residential District, the following uses shall be a permitted <br /> accessory use: <br /> A.
