The property is located in the B-5 Limited Neighborhood Business District <br /> requiring 20,000 s.f. in area. The property consists of 85,000 s.f. <br /> 3. The development plans include an 11,900 s.f. one-story retail building <br /> proposed for a Snyder's Drugstore. The total floor area that can be utilized <br /> for retail space is 9,000 s.f. based cn_ the parking requirements. <br /> 4. "Drug Stores" are not a permitted or conditional use in the B-5 zoning ` <br /> district. The applicants have requested an amendment to the B-5 district that <br /> would permit or conditionally permit drug stores. <br /> 5. Per Section 10.61, Subd. 10, required off-street parking is approved as <br /> follows: <br /> Retail = 1 stall per each 150 s.f. of net floor area <br /> 9,000 s.f. net floor area - 150 s.f. = 60 spaces <br /> 6. The stormwater retention pond located at the rear of the property will be <br /> expanded to accommodate surface•runoff from this site. All surface runoff will <br /> be directed via underground storm sewers to this stormwater retention area <br /> before discharging to the designated wetland to the southeast of the property. <br /> 7. Applicant's development of the proposed site plan is dependent upon <br /> completion of the vacation of a portion of Navarre Lane as originally agreed <br /> to by the City. <br /> 8. A trail connection is required to connect Olive Avenue to Shadywood Road <br /> around the north side of the property and as shown on the site plan dated <br /> June 1, 2000, by Tom Reinen, Reinen Architects. <br /> 9. The property abuts the LR-1C Single Family Lakeshore Residential Zoning <br /> District to the north and east. Adjacent and nearby property owners were <br /> legally notified of the public hearing for this project and were given <br /> opportunity to speak at that hearing. <br /> Page 3 of 12 <br />
