Per Sec. 78-142, site plan approval is required, because <br /> the use of the property is changed. The site plan review allows the city to ensure adequate parking, utilities, and <br /> access is provided for the use,and that changes to the exterior of the building are appropriate and meet applicable <br /> city codes. <br /> Sec. 78-142.-Approval required. <br /> It shall be unlawful to construct a building, enlarge the footprint of a building, or change or intensify the <br /> use of an existing building or site in any business or industrial district without approval of a site plan in <br /> accordance with this division. <br /> Please consider this letter as formal approval of the site plan as shown on plan drawings dated 8/10/2017 and <br /> revised 10/26/17, pending receipt of the application and application fee of$275.00. <br /> The land use is a permitted use in the B-5 zoning district and the improvements proposed are consistent with all <br /> applicable ordinances.
