VOTE: Ayes 5,Nays 0. <br /> 7. #06-3173 CITY OF ORONO INDUSTRIAL DISTRICT ZOIVING STANDARDS <br /> ORDINANCE AMENDMENT <br /> Gaffron explained that a small number of revisions had been incorporated to the Amendment since <br /> the last work session, and int�-oduced Steve Grittman to review a few of the pertinent changes. <br /> Grittman stated that, although the City did not make changes to the wall signage portion of the <br /> amendment or outdoor displays section as asked by some of the property owners,he pointed out <br /> that clarification of the 25%rules Section 78-821E-2, Page 3 were made, as were additions to the <br /> thresholds of building materials in Section 78-826A-9,page 10. <br /> McMillan's asked what the rationale was behind the request for mare liberal wall displays. <br /> Grithnan stated that initial changes were made in order to be consistent within the zoning dish-ict. <br /> Brokl stated that exceptions within the district could be h-eated tlu-u the variance process, for <br /> example, if odd shaped buildings were presented. <br /> Peter Jolmson,Moi7ie's Representative, voiced his ongoing concern regarding the allowance of <br /> their existing use as a conditional use, since Morrie's has invested a great deal of time and money <br /> into the property. <br /> Murphy pointed out that whether it Ue Moi7-ie's or anyone else, it was not the intent of tl�e City to <br /> zone out their existing conditional use or take away anything that they already have. <br /> Johnson reiterated that, as an existing conditional use, they should be entitled to grow their <br /> business and questioned how they might be iinpacted by limits placed on outdoor displays, for <br /> example, as unpermitted. <br /> Brokl explained that all existing CUP's are valid under the new codes; however, modifications to <br /> tllose CUP's would be viewed under the new code. If a Uusiness wishes to expand or increase their <br /> CUP, the City Council can make a judgment to make an allowance even if the expansion is not <br /> PAGE 4 of 9 <br />
