Ror each of the three tinae <br /> periods, th.e number of vehicles parked in public spaces by sub-at'ea is recorded at the time of <br /> highest overall occupancy in th.e public lot. Several uoteworthy items shown in this figure are: <br /> a) The number of volucles pa��ked in sub-area A north of the Narrows Saloozi exceeds <br /> the number of public spaces available during the.Friday noon and Saturday evening <br /> periods. The additianal vehicles weze parked immediately behind the saloon and <br /> east of the striped narth-s4uth circulation aisle. <br /> b) The number of vehicles parked in sub-areas B, C, and D always were far below the <br /> available supply, with the only exceptioti being that about 75 percent of the spaces <br /> in sub-area B were occupied.diu•ing.ttie peak Saturday evenix�g time. <br /> c) The peak parking demand duri.ng all three time periods is well below the available <br /> spaees. During.the Friday noon period, the peak parking occupancy was 65 <br /> vehicles,which constitutes 50 percent of the 129 spaces available. During the <br /> Saturday early aftemoon�period, the peak parking occupancy was 59 vehicles, <br /> which constitutes 46 percenf of the 129 spsces available. During the Saturday <br /> evening period, the peak parking occupancy was 57 vehieles, which occurred at <br /> I0:45 p.m. This demand consfihttes 52 pereent of the 129 available spaces. <br /> FUTURE POTENTIAL INCREASES IN PARKTNG DEMAND <br /> In add�tion to the proposed expansion far the Nan•ows Saloon, we have learned aboul two othei• <br /> factors that may cause increased demand for parking in the public lot: a)new development <br /> consisting of a Caribou Coffee Shop and office space and b)potential increase in transit <br /> park/ride customers. The potential inezoased parking demand associated with these two i.tems <br /> is discussed next, followed�by projecrions of inereased parking demand for the Narrows <br /> Saloon. <br /> PARKING DEMAND INCREASE DUE TO CARIBOU CQFFEE SHOP DEVELOPIvTENT <br /> The development consisring of the Caribou Coffee Shop and office space is being constructed <br /> on the east side of the parking lot. According to floor plans provided by City staff;the coffee <br /> shop will occupy about 1,900 sguare feet, and the office space will occupy about 1,000 square <br /> feet. Based on surveys at other coffee sho.ps; we have eslimated that the peak parkiug demand <br /> rate for this�use will.be�about 11 spaces per 1,OQ0 square feet. �Thus, the estimated parking <br /> peak demand for this use is21 spaces. For llte Fri.day and Saturday�novn peak times for this <br /> parking analys�s;we have estimated.the parking dema�id for the coffee shop will be about 50 <br /> percent of its peak or 11 spaces. For the late Satur�iay evening peak period �or.this analysis,we <br /> have estimated the parking demand for l�e coffee shop will be tliree vehicles. <br /> The peak parkin$demand for tl�e of�ce space is expected to be three vehi.cles per 1,�00 squaz-e <br /> feet. Since the space will consist of 1,000 squaze feet, �he peak demand will be three paxked <br /> vehicles. V�e expect that peak demand of lhree vehic]es will ocqur during the Friday noon peak <br /> period.
