As we
understand, your proposal would add about 2,000 sq.ft. of indoor.space for Narrows Saioon
customers and also woutd add about 32 seats for outdoor dir►ing. Aside from a couple of
parking spaces on your property, all the parking demandfor yvur business is accommodated in
an adjacent public pazking lot.
Two key parking questions to address regarding your proposed expansion for the Narrows
Saloon are:
Is the existing number of parking spaces in the public parking lot sucient to
accornmodate the inreased demand associated with the proposed salaon expansion?
o Will sufficient spaces remain avaiiable in the public parking lot to seive users of other
properties that rely upon this parkin]ot?
We have performed a comprehensive pa•king study to effectively answer the preceduig
questions. In this context, we have obtained extensive information on exisring conditions, have
examined all factors that influence future parking demand, and have corcelated the existing
parking supply with the expected total future parking demand.
EXTSTING CONDITIONS
The first step is to understand the eontext of tle Narrows Saloon relative to the adjacent public
parking lot. Figure 1 is a recent aerial photograph;which shows the Iocahon of the existing
Narrows Saloon, in reIationship to adjacent properties and the public parking lot. An impoitant
iten.to note from the figure is that the public parking lot does not include an area immediately
behind the Narrows Saloon buitding or ares to the north and west of the westerly-most retlil
building.
