FILE#06-3176
3 February 2006
standards, as it will be difficult to achieve 25% on this 60' lakeshore lot without reducing -
the house/garage footprint down to 1,200 s.f. —ssuming the minimum required driveway
and sidewalk widths and a inodest 10'x15' deck. However, while the applicant has
proposed 14.2% Stl'L1CtL1Tc1I coverage is it resonable to "max out" the 15% structural
footprint when a hardcover variance is requested? Staff would reason that the overall
footprint of the home is below the 15% struciural limit and may result in a more
reasonable level of 75' —250' hardcover.
Issues for Consideration
Other than the City ngineer's issues are there any other issues or concerns with this
application?
Staff Recommendation
Planning Staff recommends approval of the lot width and lot area variances, and some
level of hardcover variance within the 75' — 250' zone as the Planning Commission
determines appropriate. The applicants should assure that the proposed home meet the
City's height limit of 30' and 2.5 stories. Additionally, staff would add a condition that
the property owners comply with the City Engineer's recommendations.
4
