However the applicants have since revised their plans at the direction of the <br /> Planning Commission. The applicants are now requesting a hardcover variance within the 75' — 250' <br /> zone for 3,363 s.f. or 29.98% to meet the Corrunission's stipulation that hardcover not exceed 30% <br /> within this zone. <br /> Planning Commission Recommendation <br /> On February 21, 2006, Platuling Commission voted 6 — 0 to recommend approval of the lot area and lot <br /> width variances, also recommended approval of a 75' —250' hardcover vari�nce not to exceed 30%. <br /> Pl�nning Staff Recommend�tion <br /> Per thc City Engineer's recommendation that the City determine whether or not �n easement exists over <br /> the sanitary sewer line on the property the City Attorney has determined that no easement exists. The <br /> Council should discuss the need for a 20-foot easement over this s�nitaiy sewer line on tlle applicanls' <br /> property. <br /> StafFrecommends approval of the varilnces per the attached Resolution. <br /> COUNCIL ACTION REQUESTED <br /> Adopt or amend the �ttached Resolution. <br />
