We have the following coinments with regards to engineering matters: <br /> • The proposed retaining�vall is shown exceeding 4 feet in height in some areas.A separate engineered design <br /> and detail must be submitted for all walls that are greater than 4-feet in height or two tiered walls where tl�e <br /> separation is less than 2 times tl�e height of the wall. <br /> • The private street serving Lot 1 and 3 is shown at 3%though a 2%grade for 50 feet is desirable. This will be <br /> acceptable with the grades coming from the site. <br /> • The plans indicate the locations for rain gardens and drainage swales but no drainage easements have been <br /> shown over them. We recommend that drainage and utility easements be provided over all storm water <br /> facilities. <br /> • The water service to Lot 4 will need to be placed upstream of the sewer service. <br /> • The construction details shown are not the city standard details.
