We have the following connuents with <br /> regards to engineering matters: <br /> • The proposed retaining walls exceed 4-feet in height in many areas and approach 10.5-feet in height in sotne <br /> areas, lt is unlikely the wall as shown can be constructed along Outlot B on the subject property without <br /> obtaining easements from the property owner to the west. A separate engineered design and detail submittal is <br /> required for all walls that are greater than 4-feet in height. <br /> • The driveway shown across Lot 1 to service Lot 3 exceeds 10% from the street to elev. 946.00. A 50-foot <br /> landing area with grades of less than 2%should be provided at the access onto North Shore Drive. <br /> • Plans should include provisions for storm water rate control and water quality.Ponding calculations,dt•ainage <br /> area maps and drainage calculations for the entire site should be provided for review and approval. <br /> • The plans note that several lots will be custom graded by the builder.This is a concern as drainage issues will <br /> likely arise as each lot is graded.We recommend that a grading plan be submitted for the entire site or each lot <br /> will need to submit a grading plan for review and approval prior to obtaining a building pennit. <br /> • The sanitary sewer service should not be connected to the existing manhole. The two services shown will need <br /> to be connected to the existing sewer pipe. <br /> • The plan indicates that ti�e total area disturbed will be 0.30 acres.
