The use to the west contains the Miiuletoi�l`a Arts Center, which is also <br /> a conditionally pennitted use ratller than a residential use, alleviating <br /> � any negative impacts that may result �ti�ith an adjacent residential use. <br /> c, Briar Street to the direct east pi•ovides for a buffer fi�oi�i the <br /> residentially used properties; which is the intent of requiring a �0' <br /> setbacic from all residentially zoned property. <br /> d. The addition will meet all other setbaclt, stntctural covera�e and <br /> parldng standards required withill the Zonin� Ordinance. The property <br /> is not located within the Shoreland Ove��lay District and is tllerefore <br /> not subject to hardcover restrictions. <br /> e. The proposed addition meets all criteria established under Section 7S- <br /> 916 and �ti�ill not be detrimental to tlle public health, safety or welfare <br /> of the commurutv. <br /> 4. The.
