�OUNCIL MEETING <br /> MEMORANDUM JAN 2�Z�n� <br /> To: Mike Gaffron <br /> From: Steve Bohl c�TY OF ORONO <br /> Date: January 20, 2006 <br /> Re: MacKinnon Hill Proposal,Preliminary Plat Application (Revised) <br /> Revisions: January 20,2Q06 <br /> 1. Following the meeting last Wednesday regarding the storm water/wetland <br /> issues we will be moving the storm water pond to east side of the wetland. This was <br /> recommended by Renae from MCWD and appears to accomplish our need to <br /> minimize mitigation. <br /> We understand that any grading needed to create this storm water pond will need to <br /> be brought back to a condition that will appeaa�natural. <br /> We will submit this to you for review as soon as complete. At that time we will also <br /> be submitting this application to MCWD. MCVVI)staff said they will complete the <br /> review and schec�ule for the Board of Managers meeting as soon as a preliminary <br /> plat is approved by Orono. <br /> 2. We have shown the road at 24' in width as suggested in the Resolution. <br /> 3. Lot 3,Block 2 <br /> I have included a house plan and grading plan for this site. This is a plan that I will <br /> build as a model for this lot. This will help us determine how we can best design this <br /> home on the lot. <br /> The grading plan for Lot 3,Block 2 has a 30' side setback on the south property <br /> line. Previous notes suggested 40', however with this grading plan it has a better <br /> solution for limiting grading and retaining trees. <br /> 4. Regarding limiting grading on the rear yards for lots 1 & 2 Block 3. I believe <br /> we can manage this by using best practices when we design the home. In order to <br /> ensure that grades are not dramatically changed i� the future I would suggest we <br /> inclade in the Covenants; <br /> Any boulder walls th�t are constructed (other than those used for a walkout grade <br /> next to the home) be limited to 3-4 ` in height. At no time may the rear yard <br /> retaining walls exceed 6 feet in height in the effort to flatten out a back yard. <br /> 5. Regarding the setbacks on Lots 1-3, Block 1 for liffiiting uses aroa�nd the <br /> septic sites,I would like to limit to a 2S' setback frocn the proposed sites that I <br /> believe is customary in Orono. <br />
