Our commitment is demonstrated by our <br /> existing ordinances protecting shoreline and our requirements that wetlands and buffers <br /> be placed in outlots deeded to the City of Victoria during develogment processes. <br /> We appose fhe proposed rules as dra#ted as they present significant issues for both the <br /> City and individual property owners without significant measurable benefits to water <br /> quality.This letter serves to highlight our overriding concerns with tl�e regulations as <br /> outlined,but is not intended to eddress each individual element of the draft rule. <br /> Rule D: The rules outline additional regulations and requirements abo�e and beyond ; <br /> what is required by the Wetland Conservation Ac� All wetland rules should be <br /> consistent with the Wetland Conservation Act. % <br /> The outlined buffer triggers are excessive.Buffer requiremezzts should only be triggered <br /> in cases wheze there are wetland impacts.The proposed buf�'er widths are excessive. <br /> Tlle triggers when combined with the new width requirements may result in a � <br /> regulatory taking of usable property. � <br /> � <br /> . � <br /> �^ <br />
