No sign advertising a business shall be <br /> displayed on any Lot or Dwelling Unit. <br /> Section 11. Renting.No room or rooms in any residence may be rented or leased to any <br /> person,provided,however,that nothing contained herein shall be construed as preventing,renting <br /> or leasing of an entire Lot or Dwelling Unit,together with its Improvements as a single unit to a <br /> single faa-dly. <br /> ARTICLE VY <br /> GENERAL PROVISIONS <br /> Section 1.Enforcement, Each Owner shall have the right to enforce,by a proceeding at law <br /> or in equity, all restrictions,conditions, covenants and reservations now or hereafter imposed by <br /> the provisions of this Declaration.Until 180 days after the date of issuance of a final Certificate of <br /> Occupancy for the last Dwelling Unit originally constructed on the eight(8) 'Lots subject to this <br /> Declaration, the Architectural Control Committee shall also have the right similarly to enforce all <br /> restrictions, covenants,conditions and reservations imposed by this Declaration whether or not <br /> the Committee is an Owner, Failure by the Committee or by any Owner to enforce any covenant, <br /> condition or restriction herein contained on any one occasion shall in no event be deemed a <br /> waiver of the right to do so thereafter. The prevailing party in any proceeding to enforce the <br /> provisions of this Declaration shall be entitled to recover the reasonable attorney's fees and costs <br /> incurred by such party in the enforcement of this Declaration, <br /> Section 2. Severability. Invalidation of any one of the restrictions, covenants, conditions <br /> and reservations of this Declaration by judgment or count order shall in no way affect any other <br /> provision,and such shall remain in full force and effect. <br /> Section 3. Duration. Except as provided in Section 9 of Article III hereof,the covenants, <br /> conditions and restrictions established by this Declaration are perpetual in duration,subject only <br /> to termination if each of the Owners and First Mortgagees executes and records a written <br /> 13 <br /> 1 <br />
