"Architectural Control Committee"or"the Committee"shall meant and refer to a <br /> committee of the Homeowners Association,consisting originally of only Steven R.Bohl,and <br /> subsequently of others as described in Article III, Section 9 below. The Committee will <br /> undertake and perform the tasks and duties assigned to it hereby, and shall take action only by <br /> the unanimous approval of all its members. <br /> 2. "City"shall mean the City of Orono, a Minnesota municipal corporation. <br /> 3. "Dwelling Unit"shall mean and refer to a single family housing unit,garage and <br /> related improvements constructed on a Lot. <br /> 4. "Floor Area Ratio"or"FAR"shall mean the ratio of total floor space of the Dwelling <br /> Unit constructed o:n a Lot to the total Lot area. Total floor space shall include all floors <br /> (basement, first story, second story),all garage floors,all floors above the garage, and all 3_ <br /> season and 4-season porches,but not screen porches of less than 168 square feet. Floor Area <br /> Ratios(or FARs)shall be expressed decimally(i.e. 0.40)or as a percentage, <br /> 5. "First Mortgagee"shall mean a person or entity owning a Mortgage on any Lot or <br /> Dwelling Unit,which mortgage is fust in priority upon foreclosure to all other mortgages which <br /> may affect such Lot or Dwelling Unit. <br /> 2 <br />
