Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. We have reviewed the survey provided and need the survey updated to show the top <br /> f foundation elevation which is currently NOT shown on the survey. Please have the surveyor call out the <br /> top of foundation elevation as well as show the point or spot where the top of foundation elevation it is in <br /> reference to and provide two copies of the updated survey for our review. Please note, we expect the top of <br /> foundation location to be consistent when submitting the foundation as-built. A copy of the City's survey <br /> standards is enclosed. <br /> 2. Building Plans. Please provide clarification on the following: <br /> V a. There appears to be a big elevation change from the service door that exits the garage. Provide <br /> information on how this transition will be addressed, i.e.stairs,grading, etc. <br /> b. Provide information on what is be proposed outside the lower level 'exercise room'sliding door, i.e. a <br /> landing or patio under the deck? <br /> 3. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements, i.e. patios,grading,sidewalks, retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the landscape plan should also be reflected on the survey. <br /> 4. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. The <br /> hardcover calculations provided were based on the entire lot area. Please have your surveyor provide updated <br /> \/ <br /> hardcover calculations based on the area above the 929.4 elevation and higher. <br />
