Orono's Remaining Developable Land <br /> ► Orono consists of about 4000 total tax parcels, of which approximately 3000 contain residences. <br /> ► 183 existing parcels (or groups of commonly-owned parcels) that are guided/zoned for <br /> residential use have not yet been fully developed based solely on the net acreage as compared to <br /> the minimum zoning lot size; i.e. they are potentially subdividable. These parcels are scattered <br /> around the City; they are not concentrated in any one area. <br /> ► It is noted that as many as 32 of these 183 parcels are probably not likely to be subdivided due to <br /> the nature of existing development on the site or other limiting factors. However, these were not <br /> excluded from the initial analysis, on the possibility that such limiting factors might be overcome <br /> through variance approvals, creative design or PUD/RPUD development methods; nevertheless, <br /> they are reported as having no potential additional homes. <br /> ► Of the 183 total parcels: - 33 are vacant with no residence structure <br /> - 146 contain one single-fainily home <br /> - 3 contain 2 homes <br /> - 1 contains 3 homes <br /> ► Of the 183 total parcels: - 7 exceed 20.0 acres in net area <br /> - 35 are 10.0-20.0 acres in net area <br /> - 61 are 5.0-9.9 acres in net area <br /> - 80 are smaller than 5.0 acres in net area <br /> ► Of the 183 total parcels: - approximately 85 are lakeshore properties, with another 25 being <br /> in the Shoreland but not abutting a lake <br /> ► Of the 183 total parcels: - 87 are within the MUSA, comprising some 513.5 net acres <br /> - 96 are outside the MUSA, comprising some 901.2 net acres <br /> If we exclude the 32 parcels that are unlikely to yield potential additional homes due to limiting <br /> factors (Attachment E): <br /> ► I51 parcels comprising 1230.5 net acres are further developable <br /> ► 70 of 151 are within the MUSA, comprising 445.6 net acres, containing 64 existing homes, and <br /> potentially yielding 340 additional homes. <br /> Ultimate net"new development" density for these 70 parcels is: <br /> (64+340) /445.6 = 0.91 units per acre <br /> ► 81 of 151 are outside the MUSA, comprising 784.9 acres, containing 61 existing homes, and <br /> potentially yielding 217 additional homes. <br /> Ultimate net "new development" density for these 81 parcels is: <br /> (61+217) /784.9 = 0.35 units per acre <br />
