MINUTES OF THE <br /> ORONO PLANNING COMMISSION <br /> Tuesday,February 18,2020 <br /> 6:00 p.m. <br /> Barnhart stated that Staff is recommending this and has provided feedback to the applicant that the <br /> building should be kept below 30 feet. He noted that this information was included in Staff's comments <br /> so it will be incorporated into the motion. <br /> Libby asked if there were any changes made to the parking arrangements. <br /> Barnhart answered that the number of parking stalls remained the same but there were some minor <br /> modifications made to the layout. <br /> Libby asked for the total number of parking spots. <br /> Barnhart stated that the requirement is 2 spaces per unit. He stated that there are 73 parking spaces <br /> underground and 52 spaces above ground. He noted that there are some parking spots that are earmarked <br /> for the medical office space next door. <br /> Thiesse asked if the City still had the mansard roof requirements and if the peak is taken off the entrance <br /> whether that will become one. <br /> Barnhart stated that Staff is comfortable with the change they are making. <br /> Neil Weber, Weber Architects, Long Lake, explained that as they were making the plans,they found a <br /> spot on the third floor that would work for the guest apartment. He explained that there is a high demand <br /> for this type of accommodation especially at Christmas time. He noted that they are altering the <br /> landscape plan and explained the reason the entrance would be moving because of some of the <br /> requirements from the MCWD. He stated that they have been working with staff on these changes. <br /> Gettman asked why the plans went well above the 30-foot height requirement when 29 feet was the <br /> original planned height. <br /> Mr. Weber stated that when they moved from preliminary to final,they tweaked the design because they <br /> thought it looked better,but were willing to change their design based on feedback from Staff. <br /> Chair Ressler opened the public hearing at 7:57 p.m. <br /> There were no public comments relating to this application. <br /> Chair Ressler closed the public hearing at 7:57 p.m. <br /> Ressler stated that he feels the Commission should discuss that the application started with 56 units and is <br /> ending with 56 units,however they are adding 2 additional units as guest quarters. <br /> Barnhart stated that it is adding 1 unit because the original approval was for 56 units and l guest unit and <br /> this is asking for 56 units and 2 guest units. <br /> Thiesse stated that if the applicant came back and stated that they would be having one more two- <br /> bedroom unit and one less one-bedroom unit, he doesn't think the City could even have a comment on <br /> those plans. <br /> Page 13 of 30 <br />
