Wayzata Blvd. <br /> Wayzata, MN 55391 <br /> Re: Sewer-Water- Road Access <br /> Dear Mr. Kuruvilla: <br /> As we have discussed on a number of occasions,I have committed to keeping you <br /> inforrried as to the current status of sewer and water utilities and road access <br /> developments that a.ffect your property. This letter is intended to provide you with as <br /> much information as possible to help you in making decisions about your business. <br /> Briefly,the City has been taking steps to bring municipal sewer and water to the <br /> Myrtlewood neighborhood directly east of you, and is considering a number of options <br /> that include service to your property. Your connection possibilities and costs may vary <br /> depending on how or whether the Orono Villas project across the street from you moves <br /> forward;the Council has recently (last week) been approached with a proposal for a 46- <br /> unit senior assisted living facility at that site and has indicated support for such a project. <br /> However,regardless what happens across the road, your property still needs to be in the <br /> Metropolitan Urban Service Area(MUSA) in order to be served with sewer, and as you <br /> have indicated,this may present some future limitations for future uses of the property. <br /> At the same time,the new Highway 12 fieeway segment is expected to be opened in the <br /> near future,which will reduce the traffic levels on Wayzata Boulevard;but, the proposed <br /> "roundabout"and other access improvemenfis are not anticipated to rnove forward for a <br /> few years. More detail on each of these issues is provided below. <br /> 1. Incorporation into MUSA. <br /> The Metropolitan Council requires that all properties served with municipal sewer be <br /> within the MUSA,which is the defined area within each city that has been designated for <br /> "urban"development. Your property has never been incorporated into the MUSA, so it <br /> must be added before the City would be allowed to e�:tend sewer lines to serve you. The <br /> property at 875 Wayzata Boulevard was added to the MITSA in the 1980s.
