The Plannin� Commission made the following findings of fact: <br /> A. A property is required double the lot area for the zoning district to allow <br /> a guest house. The property is located in the RR-1B, 2 acre zoniug <br /> districi. The subject properly coatains 4.55 acres of dry contiguous <br /> buildable Iand. <br /> g. The use of the barn as a ?uest house w7i1 not exceed the 2 acre per <br /> "dwelling nnit" density. <br /> C. The guest house meets all required principat budtd'zng setbacks. <br /> D. The bazn is 1,664 s.f. quaiifyin� as an oversized accessory structure <br /> requiring a resttictive covenant being recorded on the chain of title. <br /> E. The properry has a noA-confornaing septic system that is scheduled to be <br /> replaced in 1999. Prior to a final plumbing inspection, the septic rnust be <br /> installed and approved by the City. <br /> 5. The City Council fmds that granting a condidonal. use permit to allo�v a guest <br /> house wi11 not be detriniental to the health, safety or general weLfaze of the public, <br /> �vould not adversely af�ect Light, air nor pose a fire hazard or other danger to <br /> neigb.boring properties, nor tivill its use depreciate surrounding property values and <br /> that the proposed'level of use of khe property will be in keeging with the intent <br /> and objectives of the Zoning Code aad Comprehensive Plan of the City. <br /> � 6. The City Council has considered this app�ication iacluding the fmdings and <br /> recommendatioas of the Planning Commission, reports by staff a.nd commencs af <br /> the applicant an.d the affect of the pcoposed nse an the health, safety, and �veLfare <br /> of the cornmunity. <br /> C4\`CLUSIONS, ORDE�2.
