OF <br /> p <br /> _0R <br /> 6. xecution of a Subdivider's Agreement providing for installation <br /> of certain improvements as a condition of subdivision approval and the <br /> posting of a letter of credit that will insure completion of these <br /> improvements. <br /> 7. Payment to the City of a Park Dedication Fee in the amount of <br /> $1, 000 . 00. <br /> 8. Payment to the City for the legal review and filing of the plat <br /> easements and covenants in the amount of $150.00. <br /> 9. Payment to the City for the filing fee of the final plat in the <br /> amount of $150.00. <br /> NOW, THEREFORE BE IT RESOLVED, that the City Council of the City <br /> of Orono hereby approves the plat of Woodhill Ridge, Hennepin County, <br /> Minnesota, and further grants a variance to the standard that would require <br /> all lots have frontage on a public road with the creation of the private <br /> road and use of a private easement and per Section 10.02, Definition 77, <br /> grants a width variance to Lot 2, subject to the following conditions: <br /> 1 . Prior to the issuance of building permits for the new <br /> construction, the gravel road base of the private road must be <br /> installed and approved by the city. <br /> 2. Prior to any land alterations, septic test areas on all five lots <br /> must be fenced and protected from any distrubance. Applicant shall <br /> call for an inspection to confirm that fence installation has been <br /> completed. <br /> 3. The private road portion of Woodhill Avenue shall be constructed <br /> at a 22 feet minimum paved width providing retaining walls within the <br /> right-of-way where steep topography and sharp cuts into existing banks <br /> require structural support. The applicant and future owners of this <br /> property are advised that if at some future date the City is asked to <br /> maintain this private section of roadway, that such road would have to <br /> be brought up to current City standards; specifically, the use of <br /> retaining walls within public road right-of-way is not acceptable. <br /> 4. Woodhill Country Club shall combine Outlot B, Woodhill Ridge with <br /> contiguous properties owned by Woodhill Country Club. <br /> 5. Prior to filing the aforesaid plat, the applicant shall complete <br /> the execution of an agreement with the City of Orono that stipulates <br /> applicant's share in the improvement costs for the upgrading of <br /> Woodhill Avenue, that section of road designated as the public road. <br /> ( 6. The aforesaid plat shall be filed by the City of Orono with the <br /> Hennepin County Recorder's Office and/or the Registrar of Titles <br /> Office on or before March 28, 1988 together with a certified original <br /> copy of this Resolution and executed copies of specific documents <br /> noted above. <br /> Page 2 of 3 <br />
