This permit will not be issued until the improvements are <br /> installed and approved. <br /> On March 8, 2018 the City received a building permit application for a new single family home. Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 3-5-18 was submitted. Our engineer has reviewed the survey and has <br /> the following comments: <br /> a. A retaining wall is proposed which extends under the front porch. Please confirm the location of the <br /> retaining wall. Also,the retaining wall is proposed to be 4' in height. Please note retaining walls over <br /> 4' in height require engineered plans to be submitted and approved prior to construction. <br /> b. A landing should be shown outside the lower level/basement door. <br /> c. A landing and stairs are shown outside the room labeled "study"where no door is proposed door. <br /> d. The room labeled "breakfast" shows a door, but no deck. This door is above the lower lever door. <br /> Please indicate if you are building a deck/stairs as part of this permit. <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards(enclosed). <br /> 2. Hardscape Plan. Prior to the issuance of the building permit a hardscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements, i.e. patios,grading,sidewalks, retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the hardscape plan should also be reflected on the survey. If all proposed hardscape <br /> is currently shown on the survey, please clarify. <br /> 3. Minnehaha Creek Watershed District (MCWD). Your project may trigger the Minnehaha Creek Watershed <br /> District's (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding <br /> your project. Please note,the City of Orono will not issue a building permit without a copy of the MCWD permit <br /> �� or documentation stating the proposed project does not trigger any of their permitting requirements. <br /> nj, <br />
