This permit will not be issued until the improvements are installed and approved. On March 8, 2018 the City received a building permit application for a new single family home. Staff conducted a preliminary review based on the information provided and recommends the following items be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. A survey dated 3-5-18 was submitted. Our engineer has reviewed the survey and has the following comments: a. A retaining wall is proposed which extends under the front porch. Please confirm the location of the retaining wall. Also,the retaining wall is proposed to be 4' in height. Please note retaining walls over 4' in height require engineered plans to be submitted and approved prior to construction. b. A landing should be shown outside the lower level/basement door. c. A landing and stairs are shown outside the room labeled "study"where no door is proposed door. d. The room labeled "breakfast" shows a door, but no deck. This door is above the lower lever door. Please indicate if you are building a deck/stairs as part of this permit. Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey standards(enclosed). 2. Hardscape Plan. Prior to the issuance of the building permit a hardscape plan must be submitted showing all the proposed exterior/landscaping improvements, i.e. patios,grading,sidewalks, retaining walls,etc. The plan should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the hardscape plan should also be reflected on the survey. If all proposed hardscape is currently shown on the survey, please clarify. 3. Minnehaha Creek Watershed District (MCWD). Your project may trigger the Minnehaha Creek Watershed District's (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding your project. Please note,the City of Orono will not issue a building permit without a copy of the MCWD permit �� or documentation stating the proposed project does not trigger any of their permitting requirements. nj,
