Staff conducted a preliminary <br /> review based on the information provided and recommends the following items be submitted or revised in order for your <br /> application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 7-14-17 was submitted; however, additional information is required. Please <br /> provide two copies of an updated, full-size certificate of survey which meets all of the City's survey standards <br /> (enclosed)and addressing the following items: <br /> a. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the surveyor show <br /> the point or spot where the top of foundation elevation is in reference to. Please note, we expect the <br /> location to be consistent when submitting the foundation as-built. <br /> b. Call out first floor elevation and list with other Proposed Elevations on the survey. <br /> c. A sidewalk(minimum 24")should be added from front porch to driveway. <br /> d. Erosion control measures should be shown. <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan coordinating with the survey must be <br /> submitted showing all the proposed exterior/landscaping improvements, i.e. patios, grading, sidewalks, retaining <br /> walls, etc. The plan should include the name of the individual performing the work. Any proposed patios,grading, <br /> sidewalks, retaining walls shown on the landscape plan should also be reflected on the survey. <br /> 3. Hardcover Calculations. The property is located in Tier 4 of the Stormwater Quality Overlay District. Hardcover <br /> calculations were provided, but additional information is needed. While staff doesn't feel hardcover exceeds the <br /> allowed 50%, accurate information is necessary. The proposed sidewalk needs to be added to the hardcover <br /> calculation shown on the survey. Provide updated information. <br /> 4. Minnehaha Creek Watershed District(MCWD).
