Staff conducted a preliminary review based on the information provided and <br /> recommends the following items be submitted or revised in order for your application to be considered complete and <br /> for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 1-6-17 was submitted. Our engineer has reviewed the survey and has <br /> the following comments: <br /> a. Retaining Walls. The plan depicts a retaining wall that reaches 4.4 feet in height. Walls greater than <br /> 4 feet must be designed by a licensed professional. Plans must be submitted to the City for review <br /> prior to the issuance of the permit. Please note tiered walls are considered one wall unless they are <br /> separated by at least twice the height of the lower wall. <br /> b. There is an existing Concrete "Keystone" Retaining Wall starting on the adjacent property (880 <br /> Windjammer Lane) and ending on the subject property. Please provide clarification as to what is <br /> happening with this retaining wall. <br /> c. The survey does not depict the current steps/stairs to the lake. Please have the survey updated to <br /> accurately reflect the current site conditions. <br /> After the survey has been updated please provide two copies of a full-size certificate of survey which meets all <br /> of the City's survey standards (enclosed). <br /> 2. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District which <br /> allows up to 25%of the gross area of the lot to be covered in hardcover. Please have the surveyor update the <br /> hardcover calculations to include the existing steps/stairs to the lake. Enclosed is a copy of the City's hardcover <br /> information packet. <br /> 3. Escrow&Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal <br /> of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City <br /> for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee <br /> conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow <br /> amount for this project is $2,500. The escrow agreement is enclosed. The property owner must sign the <br /> enclosed agreement and submit a check for$2,500. <br />
