Pedestrian ramps must be provided on the sidewalk adjacent to Kelley Parkway at the <br /> connections to the driveway entrances and on the accessible routes to the building, and a detail <br /> should be included accordingly. <br /> 13. Once the sanitary sewer stub is exposed and location, size, and elevation are field verified, <br /> layout and design of service connection must be submitted to City for review and approval <br /> prior to construction. <br /> 14. In order to limit potential for sewer blockages, a grinder pump should be included prior to <br /> connection to public sanitary sewer. <br /> 15. The final location of fire hydrants,valves, and fire connections must be reviewed by the Fire <br /> Chief. <br /> 16. Due to heavy soils in the area, the applicant should consider installing finger drains at low point <br /> inlets, and a detail should be included accordingly. <br /> 17. Pretreatment of runoff should be provided at the curb cut to the Area 3 rain garden. A Rain <br /> Guardian or similar device should be considered for this location. <br /> 18. Additional information should be provided for the proposed draintile to adequately define pipe <br /> characteristics (i.e. invert elevation, diameter, material, slope, etc.), and a detail should be <br /> provided to depict the typical section. <br /> 19. Additional information should be provided to adequately define rain garden construction. A <br /> detail should be included to define the typical section, and sequencing notes should be included <br /> to define installation procedures and schedule. <br /> 20. The trunk storm sewer on the south side of the parcel should be indicated on the plans. <br /> 21. The rain gardens should be revised as follows: <br /> a. The inlet east of Area 3 rain garden should be relocated to inside the basin 0.75' above the <br /> basin bottom. <br /> b. Catchbasin inlets should be installed for Area 4 and 5 rain gardens to provide the primary <br /> outlet. Inlets should be located 0.75' above basin bottom and connected to the trunk storm <br /> sewer line on the south side of the property. <br /> c. Surface overflows should be provided for the rain gardens at the 100 year high water level. <br /> 22. A Landscape Plan should be submitted to verify adequate restoration and plantings are <br /> provided. The final locations of trees should be coordinated to avoid conflict with utilities, and <br /> native vegetation should be considered for the rain garden areas. <br /> 23. The Contractor should be required to submit a Site Management Plan prior to work. The plan <br /> should outline concrete management, work that will require dewatering, and any other work <br /> requiring protective measures to minimize potential for negative environmental impact. <br /> 24. The Contractor should be required to submit a Traffic Control Plan prior to work. <br /> 25. The applicant will be required to obtain Minnehaha Creek Watershed District(MCWD) <br /> approval and permitting. A copy of any approvals or permits required should be submitted <br /> conditional to Final approval. <br /> 26. The applicant will be required to obtain a General Construction Permit(NPDES)to discharge <br /> stormwater associated with construction activity since more than 1 acre will be disturbed. A <br /> copy of the permit should be submitted prior to any land disturbing activity. <br /> 27. The applicant will be required to submit a Maintenance Agreement for all stormwater <br /> management structures and facilities. The agreement should define maintenance <br /> responsibilities following completion of project, specify types and frequencies of inspection <br /> and maintenance activities, and designate who will conduct inspection and maintenance <br /> activities. <br /> 28.
