N. <br /> FILE#LA20-000003 <br /> FEBRUARY 10, 2020 <br /> RESPONSES TO LONG SHADOW SKETCH PLAN CITY COMMENTS <br /> LOT AREA/WIDTH <br /> All 3 lots are proposed to meet the minimum lot size of 2 acres dry and 200 feet of defined <br /> width. <br /> STREET DESIGN <br /> The new road is proposed as a private road meeting the city standards of 24 feet of black top <br /> with 3 foot gravel shoulders and a 40 foot diameter blacktop width for the cul-de-sac. The two <br /> new lots(Lots 1 & 3) will be served off of the new road. The existing house(Lot 2)and other <br /> adjoining lots will be served as they are now off the existing driveway. The proposed cul-de-sac <br /> will be located north of Long Lake Creek and its floodplain. No grading is proposed south of the <br /> proposed cul-de-sac where the creek crossing, wetlands, floodplain, steep slopes& wooded areas <br /> exist. <br /> FLOOD ELEVATION/WETLANDSBLUFFS <br /> The wetlands will be delineated during the appropriate time in the spring. Easements will be <br /> established to protect the creek& wetlands. <br /> SHORELINE RULES <br /> No work is being proposed in the wetlands, creek, floodplain& steep slopes. The two new lots <br /> and proposed road fall in the flatter,more open areas north of Long Lake Creek. <br /> MUSA <br /> Though the property is located within the MUSA boundary there is no currently available nearby <br /> sanitary sewer. The two new lots have been recently tested by Olsons Septic Testing and each <br /> lot has two adequate septic areas which are shown on the sketch plan. <br /> UTILITIES <br /> The developer will be meeting with the watershed district to go over design requirements for <br /> stormwater volume control & rate control. Since each new lot is over 3 acres in size there <br /> appears to be adequate room for stormwater facilities. <br />
