Staff <br /> conducted a preliminary review based on the information provided and recommends the following items be submitted <br /> or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Wetland Setbacks. As we discussed with you previously, it appears there is a wetland within the subject <br /> property less than 150 feet from the proposed project. Orono City Code requires any structure or hardcover <br /> to be set back at least 35-feet from all wetlands. A Level 1 wetland delineation was submitted on October 13th <br /> showing the wetland approximately 65 feet from the project location. Please note, all delineations must be <br /> approved by the Minnehaha Creek Watershed District(MCWD)as they are the Local Governmental Unit(LGU) <br /> with authority over the Wetland Conservation Act(WCA). Once the MCWD approves the wetland delineation <br /> the City will accept the Level 1 Delineation for the deck stair addition. Please note,this Level 1 delineation will <br /> not satisfy the City's wetland delineation requirements for a future structural project on the property;a Level <br /> 2 Delineation will be required. <br /> 2. Building Plans.The building plans are not to scale. Please provide two copies of the construction plans to scale <br /> for our review. <br /> 3. Site and Landscape Plan. An updated site plan is required.The proposed stair must be drawn to-scale on the <br /> existing survey of the property; the approximate wetland location should also be shown. Additionally, any <br /> changes to the landscaping proposed in conjunction with the deck stair addition must be shown. The City <br /> requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. <br /> patios,grading,sidewalks, retaining walls, etc. The plan should include the name of the individual performing <br /> the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also <br /> be reflected on the survey. Please note an as-built survey will be required before the escrow money will be <br /> refunded. <br /> 4. Minnehaha Creek Watershed District (MCWD). Your project may trigger the Minnehaha Creek Watershed <br /> District's (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding <br /> your project. Please note,the City of Orono will not issue a building permit without a copy of the MCWD permit <br /> or documentation stating the proposed project does not trigger any of their permitting requirements. <br />
