(P7 <br /> O O CITY of ORONO <br /> A A4 RESOLUTION OF THE CITY COUNCIL <br /> NO. 6 22 6 <br /> A RESOLUTION APPROVING <br /> A SUBDIVISION OF A.LOT LINE REARRANGEMENT <br /> FILE NO. 13-3598 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of Orono (hereinafter "City Council") has adopted <br /> subdivision regulations for the orderly, economic and safe development of land within the City; <br /> and <br /> WHEREAS, William Pocock Bowman and Cynthia Joan Bowman, a married <br /> couple (hereinafter the "Bowmans") are the owners of the property located at 450 Willow Drive <br /> South within the City of Orono (hereinafter"City") and legally described as follows: <br /> The East 202.86 feet of the West 279.32 feet of the South 115.50 feet of the North <br /> Quarter of the Northwest Quarter of the Southwest Quarter of Section 3, Township 117, <br /> Range 23, West of the a Principal Meridian, Hennepin County, Minnesota (attached) <br /> (hereinafter"the Bowman Parcel"); and <br /> WHEREAS, Sowada Willow Property LLC (hereinafter"Sowada") is the owner <br /> of the property within the City located at 2300 Willow Hill Drive and legally described as follows: <br /> Lot 2, Block 1, Willow Hill, Hennepin County, Minnesota (hereinafter "the Sowada <br /> Parcel"); and <br /> WHEREAS, Sowada is also the owner of the property within the City legally <br /> described Outlot A, Willow Hill, Hennepin County, Minnesota (hereinafter the"Oudot"); and <br /> WHEREAS, Bowmans and Sowada have jointly submitted an application for a lot <br /> line rearrangement involving the Outlot, the Bowman Parcel and the Sowada Parcel which' <br /> would relocate the lot boundary line between the properties; and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et seq. and the City of Orono Zoning and Planning Codes, the Orono <br /> Planning Commission held a public hearing on the lot line rearrangement on April 15, 2013 at <br /> which time all persons desiring to be heard concerning this application were given the <br /> opportunity to speak thereon; and <br /> WHEREAS, the Orono City Council reviewed the proposed lot line <br /> rearrangement at a regular meeting held on May 13, 2013 and makes the following findings with <br /> regards to the proposed lot line rearrangement: <br /> Page 1 of 3 <br />
