First, it appears that one or both of the proposed decks will require setback variances. Without the <br /> updated survey I am unable to determine with certainty. However, it appears that the southernmost <br /> proposed deck is to be constructed at the south end of the house will not meet the required 30 foot setback <br /> from the side lot line; and this deck may not meet the required 50 foot setback from the new, rear lot line. <br /> The revised survey will need to be provided. <br /> Below is a list of items the City of Orono is requesting to complete our review: <br /> 1. Certificate of Survey. Please provide 2 copies of an updated, full size certificate of survey which <br /> meets all of the City's survey standards (enclosed) indicating the location of the proposed decks. <br /> Please note,the survey should include the new portion of Outlot A,Willow Hill. <br /> 2. Escrow&Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee <br /> reimbursement to the City for out-of-pocket costs incurred during the review of your plans. <br /> Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion <br /> control and stormwater.The required escrow amount for this project is$700.The escrow agreement <br /> is enclosed. The property owner must sign the escrow agreement and submit a check for$700 <br /> Application#2013-00511 is incomplete. If you wish to proceed with your application please submit the items <br /> requested above to allow the plan review to continue. As noted above,the southern deck may not meet one <br /> or more of the required setbacks; variances may be necessary.
