The survey does not address 2 of 3 of my comments from September 14. No erosion control was ever shown on <br /> the survey, and the top and bottom elevations of the propose retaining wall was not shown. It appears the wall <br /> will be under 4' in height, but if the wall exceeds 4' the applicant will need to submit engineered plans and <br /> specifications signed by a registered professional engineer. <br /> 2. The survey does not accurately reflect the site conditions. There is an existing patio and fire pit (see attached <br /> photo)which is not shown on the survey). Both of these things need to be included in the as-built survey. <br /> Furthermore the fire pit may be located within the drainage and utility easement or within the wetland <br /> delineation boundary or buffer area for the wetland. There are no records of a permit being pulled for either <br /> the patio or the fire pit, but there is aerial photographic evidence both were installed sometime between 2009 <br /> and present. <br /> If a permit was obtained through the City, it would not have been allowed to be installed within the utility and <br /> drainage easement or within the delineated boundary of a wetland. If the fire pit falls within the 2012 <br /> delineated wetland boundary, it will be required to be removed from the wetland and relocated outside of the <br /> drainage and utility easement. If it is only located within the drainage and utility easement the City will allow it <br /> to remain in place with the understanding if grading or utility work is needed in this area,the homeowner is <br /> required to remove the fire pit out of the easement area. All costs associated with this work is the responsibility <br /> of the homeowner. <br /> Prior to the release of the escrow,the applicant will need to provide an accurate as-built of the entire site <br /> including the location of the fire pit. If the fire pit is located within the delineated wetland boundary,the fire pit <br /> will need to be removed prior to the release of the escrow amount.
