Due to winter/weather conditions we were not able to perform a site <br /> visit at that time. <br /> The property was inspected on 5-14-14 and the inspector noted a patio and retaining walls that were not part of the <br /> original, approved plan. I understand these improvements were possibly under the snow at the time; however, please <br /> have the survey updated to reflect all existing site improvements. The survey must reflect the retaining walls on the <br /> southeast side and show top and bottom of wall elevations. A separate building permit will be required if the walls are <br /> over 4 feet in height measured from the bottom of the footing to the top of the wall. Tiered walls are considered one <br /> wall unless they are separated by twice the height of the higher wall. Separation will be measured from the back of the <br /> lower wall to the face of the upper wall. If the walls are over four feet or not separated by twice the height,we will <br /> require engineered plans for the walls. <br /> Once an updated as-built survey has been submitted and approved, we will process the escrow refund.
